All-In-One Marketing Services

  • What is included in an All-In-One Marketing Package?

    Each appointment includes 4K interior and exterior photography, basic marketing floor plans, a 3D Matterport property scan and a single property website.  


    This is one of the most comprehensive real estate marketing services available, with easy, instant online scheduling, completed by one company during one appointment.  


    Our goal is to save you time and money and provide professional materials to help you sell and make you look good!

  • Are there any additional fees?

    The only additional charges would be for optional enhancements (such as rushed editing, virtual twilight photos, square footage calculations added to the All-In-One-Package, or if the property measures larger than the stated square footage when the appointment was scheduled.

  • What optional enhancements are available?

    Each service we provide offers optional enhancements.  


    Optional enhancements are all listed on the booking page, and include next day rushed turnaround, square footage calculations for All-In-One Marketing Packages, .dwg CAD files for square footage floor plans, virtual staging, virtual twilight, and various other services.

  • What is a Basic Marketing Floor Plan?

    The basic marketing floor plan is only available as part of the All-In-One Marketing Package.  


    The overall floor plan of the property is drawn proportionally and each room includes overall room measurements.  The floor plans are produced in PDF and jpeg format.  Basic marketing floor plans do not include any square footage calculations of the property.  


    If you need square footage calculations, that option is available to choose when scheduling your All-In-One Marketing Package.

  • What is a Square Footage Floor Plan?

    Square footage floor plans are detailed, architecturally scaled floor plans.  Close attention is paid to window and door locations, interior and exterior wall thickness, chimney and utility locations, etc.  We calculate accurate total gross living area, as well as the square footage of all built non-living areas of the property, including garages and unfinished basements.  


    Many clients use our calculations from square footage floor plans for marketing the property, listing the square footage source as measured.  

  • What are the features of the property website?

    The property website combines the photos, floor plans and 3D Matterport scan into one marketing tool that can be a standalone website, act as a virtual tour and post to your local MLS.  


    The property website includes a photo slideshow, a 2D and 3D floor plan, 3D Matterport walk through, an area map, a brochure, property description, sharing for social media platforms and all your branding.

  • What sizes do you provide photos?

    When booking an All-In-One Marketing Package, photos are delivered through your property dashboard.  


    The dashboard includes 3 predetermined sizes, as well as the ability to download custom sizes.  


    The 3 sizes are:

    • MLS|Web Medium (1024 pixels wide)
    • MLS|Web Large (1920 pixels wide)
    • Print Quality (8.5”x11”)
  • What is virtual staging?

    Virtual staging allows us to take any photo and insert furniture and accessories to give buyers an idea of what a space could look like furnished.  


    This works well with empty rooms and vacant properties, but we can also remove existing furniture as a great way to lighten up or change the look of an existing space. 

  • What is virtual twilight?

    We can use your exterior daytime photos and transform them to show the property at dusk, with a sunset sky and interior and exterior lights on.

  • Do my marketing materials include my company branding?

    Yes, branding is included with the All-In-One Marketing Package.  The basic PDF marketing floor plans and the property website both include your branding, including your name, photo, company logo and contact information.  Unbranded versions of the website are available from your property dashboard, for submission to your local MLS.

  • Do you offer architectural services?

    Please email our office via support@nationalfloorplans.com for more information about your local area.  We offer existing conditions architectural plans in some areas, and can often recommend local architects or interior designers for design projects.  We do not provide any in house design work.

  • How long are materials active once my order is complete?

    We recommend you download your photos and floor plans as soon as they are available and save them in your own personal files, so they are available for your future use.  The 3D Matterport scan and property website are active for 1 year from the completion date.  Both products can be renewed for an additional 12 months.  Please contact our office via support@nationalfloorplans.com to renew any expired products.

Scheduling

  • How do I schedule an appointment?

    Visit our website and click the Book Services tab on the home page.  You will be taken to our online scheduling application.  


    First, you will need to provide some information about the property, including the services, location and property size.  


    Next, our availability calendar will be shown, allowing you to choose the date and time that works best for you.  


    Final details include the property address and payment information, and confirmation.  


    It’s as easy as that – your appointment is confirmed instantly and the details can be managed from your client account. 

  • How do I reschedule or cancel appointment?

    Visit our website and click the Book Services tab on the home page.  


    Once you sign in to your account you can manage your upcoming appointments, including rescheduling or cancelling your appointments.  


    Please be aware of any cancellation fees that may apply if you do not cancel your appointment with enough notice.  We ask that you discuss the appointment times and services with your clients first, before booking an appointment.  Once you book your appointment, the time is removed from our availability schedule and held for you.

  • How do I plan for the weather?

    Unfortunately, we are not able to plan around the weather.  Forecasting can be challenging, and can change at the last minute.  Inclement weather does not typically impact interior photographs, and we offer blue sky enhancements for exterior photos.


    We recommend watching the forecast in your area, and if you are concerned, reschedule the appointment.  Please keep in mind our cancellation policies when rescheduling appointments.

The Appointment

  • What do I do to prepare for the appointment?

    Our photographers have a certain amount of time at each property based on the square footage, so please make sure the house is photo ready, the way you want it to look to buyers.  They will not have time to stage or clean a house upon arrival, or wait while you move items from room to room.  


    We recommend you arrive early to prepare the property.


    Here are a few tips:

    • turn on all overhead lights and lamps
    • open all shades and blinds
    • turn off any fans as they will be blurry in the photos
    • remove any pet bowls, toys and litter boxes
    • remove any personal photos or items you do not want to be published
    • ensure toilet seat covers are down
    • remove any items on countertops in kitchen and bathrooms (dishes, soaps, overall clutter)
    • remove cars from driveway and street view
  • How does the Matterport scanning process work?

    Matterport uses 9 different lenses to capture a 360 degree view of the property.  Since it is a 360 view, you will need to make sure the house is prepared for photos.  Items can’t be moved from room to room while we are scanning, and you must remove all pets before we start scanning.  It is important to note nothing can be editing out of the scans once complete, so please have the house photo ready when our team arrives.

  • Do I need to be at the appointment?

    No, we can use a lockbox or meet the homeowner.  If you will not be meeting us at the property, please include access instructions when making the appointment.

  • What is the turnaround time?

    Standard turnaround time for real estate marketing materials is 2 business days, including All-In-One Marketing Packages, photography and square footage floor plans.  


    We offer optional next business day rushed turnaround for most services, available when booking your appointment.


    Standard turnaround for Existing Conditions floor plans is approximately one week, depending on the size and scope of the project.  

After The Appointment

  • How do I receive my materials?

    Your account login serves as your access to materials and source to communicate and request changes or additional information.  


    When your materials are completed a notification will be sent to you, including a link to your property dashboard.  


    Each property dashboard contains access to download photos in multiple sizes, floor plans in PDF or jpeg format, branded and unbranded tour links and other property information.

  • How do I request changes to my tour or floor plans?

    Your account login contains a message center.  Please request any changes through this message center, including requesting changes to room labels on floor plans, changing the order of photos on your website or requesting edits to your photos.

  • How do my materials get linked to MLS?

    Your photos can be downloaded and would be submitted to MLS directly by you.  


    Your property dashboard contains links to your property website – these links can be used for you to submit to your local MLS.  There are unbranded links for MLS systems that restrict branding.  If your local MLS requires linking by a third party, such as MLSPIN in Massachusetts, please send your MLS number in your account message center and we will submit your property website to MLS directly.

Payment & Cancellation Policies

  • How do you handle payment?

    Payment is required online when booking your appointment.  


    The total fee is based on the square footage of the property.  Only the base service is charged at booking.  


    If you choose optional enhancements, such as next business day rushed editing, virtual staging, square footage calculations, etc. those fees are billed to you at the completion of the project through a separate online invoice.  


    Payment during booking allows us to reserve your confirmed appointment time.

  • Are there any additional charges after the appointment?

    The only additional charges would be for optional enhancements or if the property measures larger than the stated square footage when the appointment was scheduled.  


    For example, if you book an appointment for a property measuring 1,500-3,000 SF, but the property measures 4,000 SF, there will be an additional charge for the 3,000-4,5000 SF property size. 


    Your account login contains a message center.  Please request any changes through this message center, including requesting changes to room labels on floor plans, changing the order of photos on your website or requesting edits to your photos.

  • I wasn’t charged at booking for the additional services I ordered?

    Any additional services, such as square footage calculations, virtual staging and rushed photo editing are billed once all the materials are complete.  You will receive an email with an online invoice for the final balance. 

  • What is your cancellation policy?

    When we confirm your appointment we are removing that available time from our schedule, and no other client can book that time.  For this reason, we require 48 business hours to reschedule or cancel an appointment without a fee.


    Appointments cancelled or rescheduled 24-48 business hours from the scheduled appointment time are subject to a fee equal to 50% of the estimated project fee.  


    Appointments cancelled with less than 24 business hours form the scheduled appointment time are subject to a fee equal to 100% of the estimated project fee.
